Have your final say on the Tandridge District Local Plan 2027-2042
From today, residents, businesses and other interested parties can have their final say on the Tandridge District Local Plan 2027-2042, as the final consultation gets underway.
The Regulation 19 consultation runs until 9am on Tuesday 8 December 2026.
The Local Plan will help shape where new homes, jobs, green spaces, community facilities and infrastructure can be delivered across the district up to 2042.
It includes sites put forward by landowners and developers to help meet the government’s new housing target of around 12,300 homes over 15 years. If adopted, the Local Plan will be used to help determine future planning applications across the district.
This Regulation 19 consultation is the final stage of consultation before the Local Plan can be submitted for independent examination.
Unlike earlier consultations, which sought views on sites, policies and development across the district more generally, this consultation is more focused. Comments should focus on whether the Local Plan has been prepared in accordance with legal requirements and whether it is ‘sound’.
This means considering whether the Plan:
- Has been prepared correctly and meets legal requirements.
- Is an appropriate strategy supported by the evidence.
- Is deliverable and consistent with national planning policy.
Councillor Catherine Sayer, Leader of Tandridge District Council, said: “As required by the government, the contents of the Plan have been informed by extensive evidence gathering and technical studies to ensure we have identified all possible sources of housing supply. This work has also highlighted the constraints on development in the Tandridge District and these too have been factored into the Plan.
We are acutely aware and the results of the previous consultations have confirmed this, how important the district’s countryside is, not just for its scenic beauty but for the health and wellbeing benefits it brings to residents, for its wildlife habitats and for the farming industry and future self-sufficiency.
We are also very aware that without an up-to-date Local Plan and because of the recent national planning reforms, the district is now coming under extreme pressure from speculative and inappropriate planning applications on high-quality countryside. These may be allowed at appeal, even if the Council has refused them.”

What happens next?
Following the consultation and consideration of the representations received, the Council will decide on whether to submit the Plan to the Secretary of State for examination by an independent Planning Inspector, who will consider whether it provides an appropriate basis for the future development of the district.
