Limpsfield Village Conservation Area Appraisal and Management Plan

Tandridge District Council has adopted as a Supplementary Planning Document a Conservation Area Appraisal and Management Plan for the Limpsfield Village Conservation Area.  This describes what is special about the conservation area and will guide planning decisions within it.  It also makes minor amendments to the boundaries of the conservation area, and sets out a number of actions which may be taken to improve the conservation area.

Consultation

We carried out a consultation between 21 February 2022 to 21 March 2022, inviting comments from residents and businesses in the district on the draft Limpsfield Village Conservation Area Appraisal and Management Plan.

We considered all the comments received and amended the draft as appropriate. These can be seen in the Consultation Statement

The formal Adoption Statement sets out where the Supplementary Planning Document can be seen in hard copy, and the right of challenge to the decision of the Council to adopt it.

A conservation area is an area of special architectural or historic interest and consideration should be given whether to preserve or enhance its character and appearance.

To be designated a conservation area it must not only be of historic or architectural interest, but it must have a character and appearance worthy of preservation. National policy sets a high standard for the designation of conservation areas.

The purpose of a Conservation Area Appraisal (CAA) is to identify the special architectural or historic interest of an area and then to outline what contributes positively to its character and appearance. This helps residents, developers, councillors and planning officers to understand what is important about the conservation area.

The Limpsfield Village CAA reviews the history of the conservation area before identifying features which contribute to its character, this includes:

  • Geology
  • Topography
  • Open spaces
  • Trees
  • Views
  • Landmark buildings
  • Key architectural features.

The CAA also identifies what contribution buildings make to the conservation area and considers whether the boundaries are still appropriate.

A Conservation Area Management Plan uses the CAA to set out a guide on how best to preserve or enhance the Limpsfield Village Conservation Area.

The Limpsfield Village Conservation Area Management Plan sets out 11 schemes for preservation and enhancement, outlines existing control measures bought about conservation area designation and provides guidance on conservation and repair which supports local and national policy.
