Find out what happens once your application has been submitted

When an application is received, any fee provided is banked, to ensure it does not go astray. The application will then be viewed by our Validation Team to ensure it contains all the relevant information and drawings to describe the development. We will contact you if further information is required before your application can be registered as valid.

Once the application is complete (valid), your application will be registered and allocated to a Planning Case Officer. You will receive an acknowledgement letter advising you of your case officer and the date you can expect a decision to be made. The Case Officer will be responsible for carrying out all the necessary consultations, visiting the site and making a recommendation for decision.

The Council will rarely enter into negotiations or accept changes to a scheme once the application has been registered.

When considering an application for planning permission account is taken of the policies in the Development Plan. Most issues can be considered as part of deciding whether a planning application should be allowed or refused. However, the Courts have held that certain issues are not planning matters. These issues are:

  • the character of the applicant
  • land ownership
  • private rights
  • restrictive covenants
  • property values
  • competition
  • loss of a view

Most other issues are capable of being material to the consideration of a planning application, but not all issues carry equal weight and the Council may not agree with all the issues raised. Most applications are determined on behalf of the Council by Officers designated by the Chief Planning Officer under the Council's Delegation Scheme. Where an application is referred to the Planning Committee for decision, there will be an opportunity for the applicant, an objector and the Parish Council to speak at the meeting before the Committee determines the application.

Most applications are considered within the statutory 8 week period.

The Council will send letters to the properties adjoining the application site advising where details of the proposals may be seen and inviting comments.

All replies are public documents which are available for inspection in the Planning Department under the Local Government (Access to Information) Act 1985 or may be viewed on the Planning online section of the Council's website.
