Planning applications


The Planning Applications Team deals with about 1600-1700 formal planning applications each year, of which about 70% are approved and a further 200 other development-related consultations and notifications. We also get about 1,000 pre-application enquiries. More information is available by clicking on the links below:

You can also access many other services via our online Planning system.

Not all development requires the prior grant of planning permission from the Council. Certain "permitted developments" are available for many minor domestic and other proposals. We have prepared some frequently asked questions to help you decide if planning permission is needed.

Even if you think that planning permission is not needed you are strongly advised to apply for a Certificate of Lawfulness for a Proposed Development before you start work. We cannot give definitive advice over the phone, in writing or in person if calling at the planning reception at the Council offices.

The Department for Communities and Local Government (DCLG) has produced a useful guide on the process of obtaining planning permission for domestic properties Planning - A Guide for Householders but the need for planning permission has recently been amended. Your proposals may also need approval under the Building Regulations. These are dealt with separately. Please go to Building control for further advice.

You should also consider whether your proposal needs to make specific provision for those with a disability. More information can be found by going to the Disability Rights Commission.
