On 1 November 2011 there will be new planning application validation requirements for non-householder applications.
All applications submitted to the Council must be accompanied by the minimum national requirements - 4 copies of all application forms, location and other plans, a certificate of ownership, the appropriate fee and a design and access statement where prescribed.
In addition, the Council's Planning Committee agreed a Local List of information requirements for use in validating planning applications. Links to these are set out below. Please familiarise yourself with these before proceeding to complete and submit your application.
This additional information is necessary to meet national requirements e.g. in Planning Policy statements; local planning policy e.g. affordable housing provision; or the needs of statutory consultees.. The level of detail to be provided will be determined by the nature and scale of the development proposed. This will be made clear to you if you enter into pre-application discussions, which we encourage, and may save you time in the long run.
All relevant and necessary supporting information must be provided at the outset to enable the Council to assess your application. To help you we have prepared the following checklists which cover the most commonly submitted applications:
We urge you to complete the relevant checklist and send it in with your application. This will enable us to understand and process with your application more quickly.
Please note that there are certain requirements that will be applicable to most applications unless you tell us why they are not relevant in the context of your particular proposal. The "optional" requirements are those that are triggered by certain size thresholds or other requirements and they too must be supplied before your application can be validated unless you tell us otherwise.
If the application is subsequently found to be lacking in certain essential information then this may result in early refusal. Alternatively, if not supplied at the outset, your application may be invalidated until these matters are addressed and submitted or you may be asked to withdraw your application and start again when the 8 or 13 week period for determination will be re-started.
