Finding accommodation in the Tandridge area

Housing options and Homelessness Prevention

To assist you if you are threatened with homelessness you can book a Housing Options interview with a Housing Advisor. They may be able to help you find other accommodation or help you stay in your present home either permanently or for enough time for you to find alternatives. You can do this by contacting the Housing Needs Section on (01883) 732824 or 732810. These lines are open from 8.30am to 5pm Monday to Thursday and 8:30am to 4.30 pm Fridays.

Renting privately

Renting accommodation from a letting agent or a private landlord is a suitable option for many people. The main benefit of renting privately is flexibility as you are able to choose the most suitable property for your particular housing needs and budget. Help with rent

Rents are generally high in the Tandridge area. However, if you are in receipt of benefit or on a low or moderate wage you may well get help through the Housing Benefit system. This can mean that your rent will be paid for you or the rent after any Housing Benefit has been worked out will be no more than if you were renting from the council or a Housing Association.

You will need to ensure that the rent (before Housing Benefit) is below the Local Housing Allowance level. If it is not you could have to pay too much for your accommodation. Rent deposits

Rent in advance

If you have been in receipt of Job Seekers Allowance or Income Support for a period of 26 weeks you can apply for a Budgeting Loan from the Department of Work and PensionsThis link will open in a new window (This link will open in a new window) for help with rent in advance. However, this may be restricted if you already have a loan from the Department of Work and Pensions.

If you work or have not been in receipt of benefit for 26 weeks you may be able to claim a Crisis Loan. You can print off the crisis/budgeting loan form from the website and send in your application to the Job Centre Office.

The Housing Register

The Housing Register is for people in housing need who require low cost housing to rent. The number of people on the Register waiting for accommodation always exceeds the number of properties available. For some applicants this can mean they have to wait several years. Shared ownership options

This is the name given to the various schemes run by housing associations that operate within the district to help people on to the property ladder by owning a share of their own homes. Shared ownership is suitable for people who are currently on the Housing Register, are in housing need and would like to own their own home but cannot afford to purchase a property on the open market.

Key worker scheme

The government have recognised that it is often difficult recruiting and retaining staff in key employment posts due to escalating house prices in the South East. Therefore, Tandridge has a scheme which is directed at housing Key Workers. If you work in Tandridge you may be able to join the Council's Housing Register as a Key Worker. Emergency Accommodation and other useful contacts

The following hostels may have rooms available on a 'direct access' basis. This means that you can contact them yourself on the day that you are homeless and try to book a room for that night. If you manage to get a room in a hostel you may be able to stay for up to 4 weeks. Support is usually provided by the staff, which includes help in finding long term accommodation, advice on claiming benefits you might be entitled to and medical assistance. However, due to the way that these hostels are funded they may not be able to accommodate you if you are in employment.

Hostels will ask you to provide identification. It is also useful to be able to provide your National Insurance Number.
